Beautiful location and building. The bathroom had seen it's best days but everything was sparkling clean and came with everything we needed incl. quality bath products. The breakfast was surprisingly generous and staff very friendly. Very good beds. We had a superior double room with a small sitting corner which made the whole difference for a bit of space (the rooms are small as they often are in Italy), and a view to the inner yard (there's nothing there but you get more light into the room). No bar or lobby life at the hotel but there are plenty of places around. I would stay there again.

The hotel is situated in a quiet street 5 min walk from the San Zaccaria vaporetto & alilaguna station. The neighbourhood offers a variety of very good restaurants, cafe’, patisseries. Though central, my room was very quiet with double glazing. I loved the freshly planted flowers blooming in my veranda the Easter days, overlooking a classic Venetian roof scene. The receptionists were professional, always polite. I took my breakfast outside. I was very satisfied with my stay, and would happily return.

Location was ideal. Perfect distance from all main parts throughout Venice. All of what we did was no more than a 15minute walk. Room was lovely, great air conditioning, bathroom fully stocked and great shower. Mini bar was full and good choice. Working TV and plenty of power outlets. Tea, coffee and kettle in the room. Lovely view over a little courtyard. Room was spacious and perfect. Staff were friendly and helpful. Breakfast had plenty of choice and all hot food was still hot.

The hotel was just perfect, the room was lovely the kids had there own little room, our bed was very comfortable, breakfast had lots to choose from for a small hotel, the room didn’t have tea making facilities but spoke to reception and they gave me everything I needed, the hotel bar I think was actually cheaper then drinks outside, the location was perfect, few steps away from Alilaguna san zaccaria stop, 5 min walk from st Mark’s square and 20 mins walk from rialto bridge.

This location is perfect if you want easy access by boat / water taxi. We took a private boat arriving from the train station and then departing to the airport. Super easy place to access especially if you have lots of luggage. The staff was amazing and Gabriele is the absolute BEST! There are lots of places to eat and drink nearby but you are tucked away (10-15 min walk from all the Rialto Bridge foot traffic). Shower had hot water and great pressure.
